So you are ready to finally invest in a home through PROFRIENDS. But where do
you start? What are the things you must know? How do you reserve a unit? What
are the policies? What are the financing methods? Who do you talk to? What
papers or requirements must you submit? How long do you have to wait before
moving in? It’s good that you are here because your questions will now be
answered! Read this buyer’s guideline to help you with all your queries.
1. Visit your prospected model unit personally or schedule it through
your agent and representative (relatives or trusted friend). Take note of the
unit features, design and location. Bring your reservation fee; booking of unit
is a first come first served basis only.
2. Once you have decided to purchase on a particular housing project,
ask your agent/representative for the best location within the village. These
include the position of the house (facing east which is a “morning sun” type or
west?), the distance from the access roads, etc. Block / lot number and house
color are also decided within this point.
3. After having an available unit ready to be reserved, go to the
reservation office to reserve that unit. You’ll be given BIS (Buyer’s
Information Sheet) and Reservation Agreement Form that needs to be filled out
during the reservation process. You will also be asked which financing mode and
terms of payment you would want your housing mortgage to be.
For those who chose In-House
Financing as payment method, you may move-in on the 16th to 18th Month while
paying your down payment and submission of full requirements (documents &
postdated checks). No need for loan take-out.
For those who chose spot cash or spot full down payment for non-RFO (Ready
for Occupancy Units) house completion and turnover will still follow by
Developer’s house completion schedule as shown in the Inventory Sheet. For
those who chose spot cash or spot full down payment also but for RFO, present Notice
of Completion and you may move-in immediately.
Take note that once that house has been turned over to you, you would
have to make the necessary arrangements for water, electrical, and landline/Internet
connectivity. Association Dues must be paid, too. There is a centralized water
system so there would be no need for your own household water tank. Thanks to
the partnership with PLDT, Pro-Friends homeowners can now avail of PLDT’s landline
and broadband services.
