Buyer Guide to ProFriends


How to become a home buyer at ProFriends or Property Company of Friends Inc? Well here are the steps I personally looked into so that you can easily acquire your own dream home.

LOCATION
First of all, you need to figure out where you want to live. Yes, you want to live in your dream home but where would your dream home be located? Most places open for home buying are Cavite, Laguna, Parañaque, Las Piñas, and Pampanga. It is so rare to find a home up for sale in Metro Manila and if there is, it’s a very steep price. The most you can buy with a budget is a cramped condominium or apartment space.

If you want to purchase a home in Cavite, Pampanga, or Iloilo, then ProFriends your best bet. Affordability and a peaceful community… sulit!

RESERVATION
Everything is planned and made easy for Pro-Friends home buyers. Just pay a reservation fee and you’re all set to begin in home buying. The reservation fee is part of the down payment but is non-refundable. It can be paid at the head office in Mandaluyong, sales offices in Cavite and Carmona, and satellite offices in Cavite and Iloilo.

REQUIREMENTS
Requirements vary depending on your preferred financing scheme. But generally, here’s the lowdown on what papers you will need to present:
  • Certification of Employment (COE)
  • NBI clearance
  • Marriage Certificate / Birth Certificate
  • Valid IDs (you and spouse) and TIN no.
  • Proof of Billing
  • ID pictures


PAYMENT
The first down payment will start 30 days after the reservation fee has been paid. For precautionary measures, it is highly recommended that Buyer get directly from Developer in case Agents may lose the Official Receipts. Then, the first monthly amortization will immediately start after you have fully paid the down payment. This is also (mostly) when you can finally move in to your new PCFI home.

There are absolutely no hidden charges; NO MOVE-IN FEES! If anyone else tells you that there is, kindly report them to Pro Friends. Of course, client/buyer must apply and pay for water and electricity connection after the house has been given.

Construction Bond is required only if buyer constructs improvement (fence/balcony/etc.) after house has been accepted.  Estimated amount is Php10,500 or more depending on chosen housing project. This Bond will cover any damages, should there be any, during construction or improvement period.  The Bond will be refunded if there is no damage done during construction.

ProFriends also charge a pre-termination fee only 14% if Buyer decides to loan the Balance or Loanable Amount personally to Bank or Pagibig (Individual Application). But only 42% of the pre-termination fee amount will be paid by the Buyer who will apply the loan with PAGIBIG Office personally or thru SPA. ProFriends does not or will not handle loan processing. Buyer will be paying down payment and amortization based on in-house computation. There is NO pre-termination fee if Buyer chooses straight in-house financing; balance will not be transferred to any other financing.
