ProFriends VS Bella Vita


Yesterday, I conducted a battle between Pro-Friends (Property Company of Friends Inc) and Camella Homes regarding their Iloilo residential projects. ProFriends won that battle. Now, let’s see if PCFI will still win against a new contender – Ayala’s Bella Vita.

Ayala has been in the property development industry for so long. But this is the first time it ventured into affordable housing. ProFriends, on the other hand, has begun with affordable properties from the start. Let’s see what will happen when these two go head to head with their Cavite properties – Las Verandas Villas II and Bella Vita.

Location
Located in Imus, Las Verandas Villas II is just near Emilio Aguinaldo Highway, making it very accessiblt to coastal road. It is near Alabang, Las Piñas, and Parañaque. There are nearby malls, shops, and other facilities.





Situated in General Trias, Bella Vita is just near three highways; making it accessible in more ways. Imus is nearer to Manila but I can’t proclaim ProFriends as the winner since it would be unfair. It’s a tie for the location battle.

I think it would only be fair to compare the 11-hectare Bella Vita to another project with the same size or almost the same size to it. PCFI’s Lancaster New City may be located in Gen. Trias like Bella Vita but it would only be fair if Bella Vita would go head to head with PCFI’s 9.6-hectare Las Verandas Villas II. 






Amenities
Las Verandas Villas boasts of jogging path, clubhouse, basketball half-court, swimming pool, and landscaped open space.

Bella Vita features a central park that has a clubhouse, basketball court, playground. The Ayala project also boasts of pocket parks, future community retail, and common parking.

Bella Vita wins this round in terms of number of amenities. But it’s anybody’s choice really. Would you prefer a swimming pool or a playground? Would you prefer to have your own parking space or a common parking space?

House Models
Las Verandas Villas offers only the Redwood home model. This is a 78sqm/80sqm single-attached house with three bedrooms, a living room, dining area, kitchen, two bathrooms, and space for 1-car garage.

Bella Vita offers Gemelli and Poli house units which have two options each: Gemelli Corner and Gemelli Non-corner, and Poli Corner and Poli Non-corner. Gemelli is a 24sqm/60 sqm duplex with high-ceiling (loftable) option. The suggested floor plan enables it to have a bedroom, living area, dining area, kitchen, bathroom, service area, space for 1-car garage, and pocket garden.

Poli is a 22sqm/50sqm multipod home two kinds of suggested floor plans. The Poli End or Corner floor plan suggests a bedroom, living area, dining area, kitchen, bathroom, service area, space for 1-car garage, and pocket garden. The Poli Inner or Non-Corner floor plan suggests a bedroom, living area, dining area, kitchen, bathroom, and service area.

Bella Vita takes the cake on this round in terms of model options. The loftable Gemelli is a nice touché moment for Redwood even if all Bella Vita models are bungalows.


Price Range
ProFriends’ Redwood model sells for Php 2,000,000 while Bella Vita’s models accumulates a price range of Php 400,000 to Php 820,000.

This round is a tie since both have their own respective sizes and features that corresponds to its justifiable prices.

Final Verdict
Bella Vita wins because of its amenities and numerous house units. But in the end, it’s still your choice if you want to live in any of these residential communities.
